In the UAE, most renovation projects are split between two companies: a designer draws the space, a contractor builds it. On paper that sounds sensible. In practice, the space between them is where many projects go wrong.

Why the roles are split

Design studios sell drawings and visuals. Contracting companies sell labour and materials. Each is set up to do one half, so homeowners end up hiring both and acting as the link between them.

What goes wrong in the gap

• The design shows things that cannot be built on that site, or that cost far more than expected
• The contractor changes details to make them buildable, and the result no longer looks like the drawing
• When something goes wrong, each side points at the other
• You become the project manager, passing messages between two teams

One team, both halves
