Why Villa Renovations Overrun — And How We Stop It

Many villa renovations in Dubai finish late. Not because the work is hard, but because of a few planning gaps that show up again and again. These are the three most common, and what we do about each one.

Decisions made during the build

Tiles not chosen, kitchen layout still open, lighting to be decided on site. Every open decision becomes a stop on site: the team waits, the order goes in late, the supplier has a lead time. A week here and a week there adds up to months.

How we stop it: the design, the layout and the main materials are fixed and signed off before work starts. Items that take long to arrive, such as joinery, stone and sanitaryware, are ordered early so they land when the site is ready for them.

Trades waiting on each other

A villa renovation is a chain: plumbing before waterproofing, waterproofing before screed, ceilings before paint, floors before joinery. When a different subcontractor runs each link, every handover is a chance for delay, and nobody owns the gaps.

How we stop it: our own team carries out the trades in a set order, under one plan. The only outside specialists we bring in are for HVAC, and we schedule them like our own team.

Surprises behind the walls

Older villas hide things: corroded pipes, wiring that does not meet current standards, damp under the tiles. Found late, these stop the job while a fix is agreed.

How we stop it: we inspect before we quote, and open up the risky areas early in the schedule, so problems surface while there is still time to absorb them. When something is found, you hear about it straight away, with the options and what each one means for time and cost.

• Make the big choices (layout, kitchen, bathrooms, flooring) before the start date
• Ask every contractor who will actually do each trade
• Agree how changes will be priced and approved before work begins
