Picking Finishes That Survive Dubai's Humidity
A quick field guide to paints, woods, and stones that actually hold up in coastal UAE homes year-round.
Coastal UAE homes deal with heat, high humidity for much of the year and strong air conditioning indoors. Moving between those conditions is hard on materials. Some finishes handle it well. Others look tired within a year. Here is a short guide.
Paint
The trouble usually starts with the wall, not the paint. Paint over damp plaster and it will bubble and peel. Check for moisture and fix its source first, then use a primer that suits the surface.
- Bathrooms and kitchens: a washable paint with mould resistance
- Living areas: a good quality emulsion. Matt hides wall flaws; eggshell is easier to wipe clean
- Outside walls: an exterior grade paint made for sun and heat
Wood
Solid wood moves as humidity changes: it swells, shrinks and can crack or warp. Engineered wood, a real wood top layer on a stable core, moves far less and suits most UAE homes better. Keep real wood out of bathrooms, and seal every edge of wooden joinery, including the hidden ones.
Stone and tile
Marble is beautiful but porous: it soaks up water, oil and stains, and acids such as lemon juice etch it. If you choose marble, seal it and plan to reseal it. Porcelain tile absorbs almost no water and suits wet areas, balconies and kitchens, and many porcelain tiles now look very close to marble.
Grout and sealant
Standard cement grout is porous and darkens in showers. Epoxy grout costs more but resists water and stains. Where floors meet walls and around baths, use flexible sealant instead of grout, because those joints move.
Metal
Salty sea air attacks metal. For outdoor fittings, balcony rails and homes near the coast, choose marine grade stainless steel (grade 316) over the more common grade 304, and check that the screws and fixings are rated for outdoor use too.
